We are not an estate agency

If you use ListingMine to carry on estate agency practice in Malaysia, you must hold the registration the law requires of you — as a Registered Estate Agent (REA), a Real Estate Negotiator (REN), or otherwise — and you remain answerable to the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP) for how you practise. Holding a ListingMine account confers no registration, licence, authority or professional standing of any kind.

Nothing published on ListingMine or produced by it is legal, financial, tax, valuation, investment or accounting advice, and none of it creates a professional relationship between you and us.

Property transactions turn on facts we do not know: the specific title, the actual contract, your tax position, the lender's criteria, the current state of policy. For those, consult a qualified professional — a solicitor, a registered valuer, a licensed tax agent, your bank.

Calculators give estimates, not answers

Our free calculators — among them Real Property Gains Tax, stamp duty, legal fees, valuation fees, home loan and DSR, income tax, Schedule H, buyer cost, ROI and currency conversion — are provided for general guidance only.

They work from published rates and standard assumptions. They cannot know the particulars of your transaction, and rates, thresholds, exemptions and scales change. A result is an estimate. It is not:

• a quotation or an offer;
• a tax computation or filing;
• a valuation, or an opinion of value;
• a statement of what any bank, solicitor, valuer or authority will actually charge, approve or assess.

Verify every figure with the relevant professional before you rely on it, quote it to a client, or commit money to it.

Commission figures follow your configuration

The ERP computes commission splits, overrides, deductions, advances and clawbacks, and produces vouchers, invoices, receipts and statements.

Those calculations follow the scheme your agency configures — the designations, percentages, caps, floors and rules you set. If the configuration is wrong, or the case data entered is wrong, the output will be wrong, and it will look just as confident as a correct one.

Check every voucher and statement before you pay against it. We do not hold or move money, and there is no online payment anywhere in ListingMine — every payment is settled offline through your own banking. Responsibility for the accuracy of what your agency pays, and for meeting your tax, audit and record-keeping obligations, rests with your agency.

Articles, the FAQ and the Academy are educational

We publish a large library of articles, guides, the FAQ, Academy lessons and competency material about the Malaysian real estate industry — regulation, commission practice, agency structure, co-broking, market conditions.

It reflects our understanding at the time of writing and is written for a general professional audience. Law, regulation, policy and market practice change, and articles are not always revised when they do. Publication dates matter: an older piece may describe an arrangement that no longer applies.

None of it is advice for your situation, and none of it should be relied on as a statement of current law.

ACN records agreements; it does not enforce them

The Agent Cooperation Network records co-broking roles, splits and contributions. Whether an arrangement binds anyone, and on what terms, is a matter between the parties and their own agreements.

We are not a party to your co-broking arrangements. We do not adjudicate disputes, we do not guarantee performance, and we do not verify the accuracy of what another party enters.

Listings and property information

Property information within the Services — listings, developments, prices, availability — is entered by users or drawn from third-party sources. We do not independently verify it, and we do not warrant that it is accurate, current or complete.

Do your own checks before acting on a listing or advising a client on one.

ListingMine Music

ListingMine Music is a catalogue of songs produced with the assistance of artificial intelligence and published as a cultural archive of the industry. Lyrics are commentary on working life in real estate. They are not statements of fact about any person, agency or company, and should not be read as such.

The Services link to and integrate with sites and platforms we do not control. We are not responsible for their content, accuracy, availability or practices, and a link is not an endorsement.
